Downtown Fresno is at a crossroads in the urban history of the city. Developers and city officials are evaluating new approaches to revitalization. The tenets of the “New Urbanism” are at the forefront of the ongoing dialogue about transformation of the largest city in the San Joaquin Valley. The Broadway Mixed-use project was commissioned by a local developer who was interested in developing a prototype high density, mixed-use, project. The site selected was a block occupied by a number of abandoned, structurally unsound structures that contributed to blight in the area. This concept proposed live/work townhouses facing Fulton Street and construction of a concrete podium that would house ground level retail/commercial, secured parking accessed off an existing alley, and construction of flats and walk-up townhouses on the podium. The proposal addressed the existing character of the streets by suggesting a more “residential” character in keeping the scale of Fulton Street and a taller more urban quality along Broadway, a street dominated by taller buildings that directly front on the street.
