La Joya Commons, located in Firebaugh, California, is specifically designed to meet the needs of agricultural households. While the California Building Code architectural requirements focused on creating “safe, sanitary, and decent” housing for families of Firebaugh, California, our goals for the project go far beyond minimum requirements, by considering how architecture can create community and become a pleasant and dignified place for the entire cross section of residents who will live here. Our overarching design goal is to create housing that is not stigmatized but something that anyone in the community would find desirable.

Situated in a residential neighborhood composed primarily of single-family residences, the new project adopts the architectural character, massing, and materials of the surrounding residences which are marked by pitched gabled and hipped roofs, lap siding, and articulation at gable ends. La Joya Commons replaces a dilapidated housing project that was constructed primarily of concrete block, which is out of character with the surrounding residences. The new project creates a more harmonious context within the neighborhood.

The project features narrow floor plates that allow each unit to be as compact as possible and have windows on two or three sides. This configuration was developed intentionally so that units would have access to natural light and ventilation. Security is enhanced by occupant views to all open outdoor spaces.

The La Joya Commons will rely on a high SEER energy-efficient HVAC system that will include MERV filters to address the high levels of particulate matter in the air generated from surrounding agricultural operations. A “tight” exterior envelope will be achieved by properly flashed windows, air barrier at walls and roof, proper insulation in wall cavities and insulated, well-ventilated attics.

Housing for farmworkers caters to a wide variety of individuals and family types, ranging from a single person to a multi-generational family. Each unit offers generous living spaces with access to an outdoor patio or balcony. Amenities include age-appropriate outdoor play areas, barbecue areas spread throughout the site, and a community building featuring a large kitchen, common laundry, manager’s office and space to socialize with neighbors.

Phase two of this project is currently underway, with similar building types and layout to complement the two properties, making them feel like a single unit rather than two separate projects.
